BOUNDARY BAY REGIONAL PARK

Southlands is directly across the street from Boundary Bay Regional Park. Live a short walk from the park’s open space, where sea breezes moderate the hottest summer day and birdwatchers observe an astonishing variety of species.

CENTENNIAL BEACH

Located just a 9 minute walk or 2 minute bike ride away, Centennial Beach offers swimmers the warmest seas in Metro Vancouver. With its shallow waters, long sandy beaches, fascinating tidal flats, and wonderfully wild setting, Southlands residents will be drawn to soak up the sun, paddle the shoreline, and explore its beauty in all seasons.

THE LAND

Southlands spans 537 acres along Boundary Bay, offering a unique community where people are deeply connected to the land, to farming, and to one another. Its peaceful, pastoral nature is protected by the sea, wild bird habitat, open fields, and mature forests. Our immediate neighbours are Boundary Bay Regional Park, Centennial Beach, and traditional rows of single-family homes.

Orchard-lined Southlands Drive serves as a welcoming entry to the community that connects Boundary Bay Road with 56th Street and greater Tsawwassen. Multi-use paths meander through the community, offering easy access to nearby parks and beaches.

Approximately 80% of the site—around 430 acres—is dedicated to productive farmland, forests, and greenways, while the remaining 20% (107 acres) will feature quiet residential pockets, parks, vibrant public spaces with shops, cafés, and farmers’ markets. In total, just 950 homes will be thoughtfully integrated into the landscape.

A 75-acre second-growth woodland, this is the largest urban forest in Tsawwassen. Donated by Century Group, it’s protected to support biodiversity, provide a habitat for local wildlife, and offer a lasting connection to nature.

Boundary Bay Regional Park and Centennial Beach are just steps away—two of Tsawwassen’s most beloved landmarks. With sunny shorelines, scenic trails, and bird-filled marshlands, it’s an easy escape into nature.
